Who can buy?

Foreign nationals can generally acquire apartments, houses and other real estate whether or not they hold Slovak residence. Agricultural and forest land and regulated transactions are subject to separate rules. Ownership does not itself grant immigration status.

Purchase and ownership costs

Slovakia has no general real-estate transfer tax. Costs normally include legal preparation, cadastre registration, verification, technical review, translation, mortgage costs and possible buyer agency commission. Annual municipal property tax is usually modest but varies locally.

Renting and short-term letting

Long-term leases require tax and tenancy compliance. Short-term accommodation can constitute a licensed service and require guest reporting, local accommodation tax and operational approvals.

Key risks

Small-market liquidity, building defects, incomplete cadastral information, developer delivery, resort management charges and seasonal vacancy require careful assessment.
