Who can buy?
Foreigners can generally acquire apartments, houses and urban land, subject to exclusions such as certain agricultural, strategic or protected property. Title and planning due diligence should be completed before any non-refundable payment.
Purchase and ownership costs
Resale transfer tax is progressive; VAT may apply to new development. Budget for notary, cadastre, lawyer, translation, agency and possible developer fees. Annual property tax and coastal management costs vary.
Renting and residence
Holiday letting requires legal registration and guest/tourist-tax compliance. Property-based temporary residence is not the same as a Golden Visa, gives no Schengen residence right and, under current rules, does not automatically count toward permanent residence.
Key risks
Unregistered construction, cadastral boundaries, developer completion, road/access rights, seasonal occupancy and euro use without EU membership require careful assessment.
