Cyprus property market

The Republic of Cyprus has high foreign-buyer participation, English-language business services and strong demand in Limassol, Paphos and Larnaca. The Republic of Cyprus must be distinguished from property marketed in Northern Cyprus, where title and political risks are materially different.

Who can buy?

EU citizens generally buy with fewer restrictions. Non-EU buyers normally require approval and are limited in the type/number of properties they can acquire unless an approved structure applies. Independent title and planning checks are essential.

Purchase and ownership costs

New property may carry VAT; resale property may carry transfer fees, subject to applicable relief. Add stamp duty, legal fees, registration and possible mortgage costs. Agency arrangements vary. Ongoing expenses include communal charges, municipal charges, insurance and maintenance; Cyprus does not currently levy a broad national annual immovable-property tax.

Renting and short-term letting

Long-term yields vary sharply by city and property type. Self-service accommodation must be registered and display the relevant number. Building rules and local operational requirements must also be checked.

Key risks

Title issuance delays, developer mortgages, planning deviations and confusion between the Republic and Northern Cyprus are critical risks.
