Who can buy?
In principle, individuals and legal entities can acquire real estate regardless of nationality. Agricultural and forest land and sanctioned or controlled structures require additional review. Ownership can document accommodation for an immigration application but does not itself create residence rights.
Purchase and ownership costs
The former real-estate acquisition tax has been abolished. Buyers should budget for legal drafting and escrow, cadastre registration, technical inspection, valuation, mortgage costs and any agency commission allocated to them. VAT treatment is relevant for qualifying new property.
Renting and short-term letting
Long-term letting is established in Prague and Brno. Short-term accommodation can trigger trade-licence, guest-reporting, local-fee and tax obligations; the building’s declaration and owners’ association rules must also be checked.
Key risks
High price-to-rent ratios in Prague, foreign-exchange exposure, older-building repairs, title easements and changing municipal short-let policy are the principal concerns.
