2026 snapshot

  • Indicative gross long-term yield: 4–7%
  • Typical buyer costs: approximately 3–6%
  • Short-term rental position: generally possible with tourism registration, tax and building compliance
  • Property-linked residence: no automatic residence from an ordinary home purchase

Main investment locations

  • Sofia: employment, students and year-round rental demand
  • Plovdiv: industry, culture and lower entry prices
  • Varna and Burgas: coastal cities with mixed year-round/seasonal demand
  • Sunny Beach and Bansko: potentially higher headline yields but strong seasonality

Who can buy?

EU/EEA citizens can generally acquire apartments and land, subject to applicable rules. Non-EU citizens can normally own apartments and buildings but may be unable to own land directly; a Bulgarian company is a common structure for land or a house with land. Structure, tax and exit consequences must be reviewed before purchase.

Purchase and ownership costs

Budget for municipal transfer tax, notary, registry, lawyer, translation and agency fees. Total buyer costs are generally lower than in Western Europe. Annual property and waste taxes are usually modest. Resort developments can impose substantial annual maintenance charges.

Renting and short-term letting

Long-term rental taxation is relatively simple, while short-term accommodation requires appropriate registration/category and guest reporting. Coastal and ski-resort projections should be tested against the true operating season.

Key risks

Land ownership structure, incomplete buildings, Act 16 occupancy status, resort maintenance contracts and limited resale liquidity require close review.
